We have two primary categories that we track, Market Metrics & Condo Trends:
The Market Metrics shows graphs from data taken from the MLS. We look at the MSI (Moths supply of inventory) along with the average days on market for Cambridge & Somerville. We also compare listings, properties under agreement and those sold on a monthly basis over a two year period as well as median and average prices.
Condo Market Trends is a monthly comparative study looking at aggregate trends for the MLS along with some of the straight numbers. We track condominium trends because they dominate our market. For example condominiums make up close to 90% of the housing stock in Cambridge.
Cambridge Market Data: In 2000 there were 44,725 housing units in Cambridge with a population of 101,355 people in 7.13 square miles.
Somerville Market Data: As of 2000 Somerville had a population of 77,478 living in 31,555 households within 4.1 square miles.
